Reclaimed Modern

    • Dwell Development built this 3,140-square-foot home in Seattle, Washington, to the performance criteria of the U.S. Department of Energy Zero Energy Ready Home (ZERH) program.
    • This three-story modern urban in-fill home achieved all of the certifications of the DOE Zero Energy Ready Home program as well as a 5-star rating from the Snohomish and King Co. Master Builders Association’s BuiltGreen program.
    • Energy-saving advanced framed walls use 2-by-8 framing filled with dense-packed cellulose (R-27). The OSB sheathing was covered with a fluid-applied asphalt weather-resistant barrier that was also used for window flashing. The wall assembly was finished with reclaimed metal and fiber cement siding.
    • The 7.39 kW of solar electric panels are mounted to the standing seam metal roof.
    • A thermoplastic polyolefin roofing membrane provides water protection on the flat and sloped roofs.
    • Pervious gravel helps to manage water runoff in the outdoor living spaces around the home.
    • The home’s slab-on-grade foundation is wrapped in R-20 of XPS rigid foam insulation.
    • The three-story home’s balanced fresh air system uses a continuously operating heat recovery ventilator (HRV) that is separately ducted to provide fresh air to every room and exhaust air from the bathrooms and laundry.
    • The stained concrete floors provide thermal mass, absorbing heat from south-facing windows and releasing it back into the rooms at night.
    • Every faucet in the home is EPA WaterSense-rated for water savings.

      Home owner (or occupant) Testimony
      We love living in our home. It is super comfortable, has a ton of natural light, and feels connected to its environment ... We expect to have almost no net electricity usage for the year due to the solar panels on the roof, but even in the darker months when we are hardly generating any solar, our electricity bill is not much more than our old house (built in 2008 and about 40% smaller). Gas usage is only 10% more (during the cold months) and water usage is about the same, which is quite amazing considering the size difference.
