Mt. Baker House

    • Dwell Development built this 3,180-square-foot custom home in Seattle, Washington, to the high performance criteria of the U.S. Department of Energy Zero Energy Ready Home (ZERH) program.
    • Reclaimed barn wood provides a striking exterior for this high-performance home.
    • Beneath the reclaimed metal and wood siding the 2-by-6 walls are dense packed with R-23 of fiberglass insulation, and covered with OSB that is protected by a seamless layer of fluid-applied weather barrier.
    • The high-performance triple-pane, low-emissivity windows minimize heat loss while flooding every floor with natural light.
    • Pervious pavers allow rainwater to percolate into the soil on site rather than flowing into the street.
    • A variety of balconies and patios encourage the natural ventilation of open doors despite the tight urban lot lines.
    • The heat recovery ventilator fresh air system provides continuous exhaust balanced with filtered fresh air.
    • High-performance ENERGY STAR appliances save energy and water.
    • Advanced-technology ductless heat pumps provide heating at 10.3 HSPF and cooling at 19.7 SEER, well above the minimum federal requirements.
    • A heat pump hot water heater provides plenty of hot water, but water waste is minimized with EPA WaterSense rated low-flow fixtures and a timer-operated recirculation pump on the furthest hot water runs.
